A Beautiful Estate Site

The story of Goldilocks and the Three Bears is useful for real estate purposes. If you remember the story, Goldilocks found that everything the baby bear used was just right for her. In the story it's the baby bear's porridge, chair, and bed that are "Just Right" for Goldilocks. In real estate people look for properties that are also "Just Right" for them. Instead of porridge, it might be views. Instead of a comfortable chair, it might be room for horses or vines. What makes this property so special is that across the board almost everything is "Just Right.

To start with, the properties are located in a beautiful spot. The Alexander Valley south of Cloverdale is scenic and fertile. The hills are dotted with beautiful oaks, vineyards, and meadows. The valley floor is a patchwork of vineyards with the Russian River serving as the water bearing life force. There is traffic along Highway 101, but it doesn't have the volume or intensity that makes it such a dominant presence farther south. These hill parcels are tranquil and serene, just above the valley floor for convenience and easy access, but high enough to gain the views that separate a regular property from the "Just Right".

These hills are gentle enough for a multitude of uses. Goldilocks, as far as I know, wasn't a gardener or an equestrian. If she show-jumped out of the storybook astride a great steed onto these parcels, however, she would have had a great place to let it roam. Both parcels have modestly sloped meadows that would serve well as part of a horse facility. The zoning here, RRd60, allows for horses or other livestock. The three bears would fit in very well her. In addition to potential horse uses, many neighboring properties have vineyards. Soil testing hasn't been done here, but pending final well output information, this land might be suitable for grapes. We already know the land will support good vegetation as attested by the mature trees that cap several of the knolls. Whether it's "Just Right" for horses or grapes will be up to the future owner to decide.

Another factor that is nearly ideal about these parcels is size. At 20 and 9 acres, these separate parcels can combine into nearly thirty acres or be sold individually to create two adjacent, but individual estates. Each has water, perc, views, trees, and meadows. They are big enough to provide privacy, but not so big that maintenance is a full-time chore. If I had to use two words to describe the size of these parcels, you can probably guess what words I would use. "Just Right".
